Land Transaction Approach

The Connaught Land Opportunity Fund provides a sensible alternative in land financing and entitlement to many of the prohibitive corporate structures that have been responsible for non/underperforming deals. The Connaught Opportunity Fund has an aggressive and nimble approach designed to assist both sellers in finalizing the transaction and developers in creative financial structuring and entitlements. The Fund's advantages to a seller are as follows:

  • Well Capitalized - The Connaught Real Estate Finance umbrella company has raised a large pool of capital for real estate transactions. Our ability to get capital for closing on land is not predicated on selling houses in Chicago or other markets.
  • Private, General Partnership Structure - Due to our private, hedge-fund like structure, the Fund does not have to adhere to public accounting guidelines, especially as it pertains to FIN46 rules. Additionally, our five (5) general partners are all located in Chicago and will act quickly regarding transaction decisions.
  • Flexible Terms/Approvals - The Fund can be flexible in regards to earnest money and approval times in a contract to allow a seller the comfort that a closing will occur.
  • Flexible Entitlements - Because we are not linked to a specific builder/developer, we will not be limited by product through the entitlement process.
  • Creative Purchaser Structure - In many cases, the land seller would like to stay involved in the entitlement process as a joint venture partner. The private structure again provides an avenue for those partnerships to occur.
